Aurika Varanasi joins Lemon Tree’s luxury pipeline through a 28-year license deal
Lemon Tree Hotels Limited has signed a long-term agreement to expand its Aurika footprint with a new heritage hotel project in Varanasi. Through its subsidiary Fleur Hotels Limited, the group will take on the repair and reconstruction of an approximately 47-room property that will operate as Aurika Varanasi. The development targets one of India’s most consistently demanded spiritual destinations, where premium supply is increasingly expected to match rising visitor volumes. The signing also signals a continued push into leisure and destination-led markets across Uttar Pradesh.
Under the 28-year license deed, Fleur Hotels Limited will deliver a rebuilt heritage asset branded as Aurika Varanasi, positioned to appeal to travelers seeking an elevated stay with direct access to the city’s riverfront experience. The hotel is planned right on a ghat adjoining the Ganges, placing it within the heart of the destination’s pilgrimage and cultural circuit. Connectivity is a key part of the project’s commercial logic, with the site located approximately 4 km from Varanasi Junction Railway Station and about 26 km from Lal Bahadur Shastri International Airport, making it reachable for both domestic and international guests.
The upcoming property is expected to include approximately 47 elegant rooms, a restaurant, and additional public areas, shaping a compact, experience-led proposition rather than a large-scale resort format. For the Aurika brand, the project strengthens a strategy built around distinctive settings and higher-end positioning, and it expands the group’s ability to compete in destinations where heritage, location, and atmosphere can carry pricing power. Patanjali Govind Keswani linked the Varanasi signing to the brand’s owned and leased pipeline, describing it as the sixth owned or leased hotel under the upper-upscale Aurika umbrella and aligning it with Fleur Hotels Limited’s long-term asset ownership strategy.
From a market perspective, the move reflects how Varanasi continues to attract not only traditional pilgrims but also culture-focused leisure travelers, families, and short-break visitors who want a more refined base near the river and key city experiences. By anchoring the project directly on the ghats, Aurika Varanasi is being positioned to turn proximity into a defining competitive advantage, while reinforcing Lemon Tree Hotels Limited’s broader growth thesis around high-visibility, high-demand destinations with enduring tourism fundamentals.
