Hyatt unveils first Park Hyatt-branded villas in Japan
Hyatt Hotels Corporation and Pacific Century Premium Developments Limited (PCPD) have unveiled ONE HANAZONO VILLAS, an ultra-luxury residential development in Niseko, Japan. Located within the renowned Hanazono alpine destination, the project will comprise just 13 individually separated private villas and will become the first Park Hyatt-branded villas in Japan. Architecture by Kengo Kuma, interiors by André Fu and services provided by the Park Hyatt Niseko Hanazono team will bring together contemporary design, privacy and year-round alpine living. The development further expands Hyatt's branded residential portfolio in one of Asia's most prominent ski destinations.
ONE HANAZONO VILLAS will occupy an elevated site within the Hanazono landscape, with each residence designed on a substantial scale. Individual villas will range from approximately 700 to 1,000 square metres, or 7,500 to 10,400 square feet.
Each property will feature between four and six ensuite bedrooms, together with expansive living and dining areas designed for both seasonal visits and year-round residence. Most of the villas will offer panoramic views towards Mount Yotei, one of Niseko's defining natural landmarks.
The residences will also feature private driveways and secluded garden sanctuaries, reinforcing the project's emphasis on privacy and independent residential living. Two fully furnished show villas are scheduled for completion during winter 2026-27.
Architecture for the development is being created by internationally renowned Japanese architect Kengo Kuma, while interiors are being designed by André Fu. The collaboration brings together two prominent names in contemporary Asian design within a project intended to respond closely to Niseko's natural landscape.
Owners will have exclusive access to a private clubhouse designed to provide ski-in, ski-out connectivity to the surrounding slopes. The facility will also include a dedicated lounge for après-ski relaxation and social gatherings, although some clubhouse services may not be immediately available when the villas are handed over.
A defining element of the development will be its connection with Park Hyatt Niseko Hanazono. The villas will be managed and serviced by the hotel's team, combining the independence and privacy of private ownership with personalised hospitality and residential management associated with the Park Hyatt brand.
The project builds on the existing relationship between Hyatt and PCPD, which developed Park Hyatt Niseko Hanazono and its residences. Those components were introduced in 2020 and have played an important role in the wider development of Hanazono as a premium international resort destination.
Benjamin Lam, Deputy Chairman and Group Managing Director of PCPD, is leading the company's continued investment in Niseko. The developer has played a significant role in creating hospitality, residential and resort infrastructure across Hanazono and Weiss, where its portfolio encompasses more than 2.7 million square metres, equivalent to approximately 29 million square feet.
For Hyatt, ONE HANAZONO VILLAS represents a further expansion of its branded residential business. Stephen Ho, President - Greater China and Growth, Asia Pacific at Hyatt, and Tina Necrason, Global Head of Branded Residential at Hyatt, are overseeing a strategy responding to growing demand for luxury residences that combine spacious private accommodation with high-end design and personalised hotel services.
The development will also deepen the relationship between luxury hospitality and private residential ownership within Niseko, a destination whose international profile has grown significantly through its skiing, year-round mountain environment and expanding collection of premium resorts and residences.
With only 13 villas, ONE HANAZONO VILLAS is being positioned as a highly limited residential offering within the wider Hanazono development. Its combination of Kengo Kuma architecture, André Fu interiors, Park Hyatt service, extensive private living space and direct access to the ski slopes is intended to establish a new expression of luxury alpine living in Niseko.
