IHG and Ark Capital to transform Adelaide’s Mayfair into Kimpton Mayfair Adelaide by 2026
IHG Hotels & Resorts has partnered with Ark Capital to take over management of Adelaide’s heritage-listed Mayfair Hotel and rebrand the property as Kimpton Mayfair Adelaide in 2026. The landmark, which opened in 1934 and was converted into a luxury hotel in 2015, comprises 170 rooms and a celebrated rooftop bar. It will continue to trade as the Mayfair Hotel under IHG management from mid-December before entering an extensive refurbishment program. The project marks another step in IHG’s luxury and lifestyle expansion in Australia, alongside Kimpton Margot Sydney and the planned InterContinental Barossa Resort & Spa.
The reimagination of the Mayfair underscores IHG’s alignment with Ark Capital (50 percent owned by Regal Partners) on a design-led, experience-driven vision that preserves the building’s heritage while elevating it as Adelaide’s leading luxury lifestyle destination. Under the globally acclaimed Kimpton brand, the hotel is expected to showcase heartfelt signature service, neighborhood-rooted experiences and locally loved restaurants and bars. IHG will first assume operations from mid-December, then commence a comprehensive upgrade ahead of a late 2026 reopening as Kimpton Mayfair Adelaide. The move strengthens IHG’s South Australia footprint and complements future pipeline growth, with the property joining the brand’s Australian portfolio that debuted in 2022 and is set to expand further with Kimpton Teneriffe in 2031. Known for individual design perspectives, Kimpton’s approach will tailor the Mayfair’s classic façade, timeless interiors and popular rooftop bar into a contemporary, boutique expression befitting one of the city’s most iconic addresses.
