IHG to Launch Dual-Branded Hotel in London’s Waterloo Featuring voco and Hotel Indigo & Suites
IHG Hotels & Resorts, in partnership with Palm Holdings, has announced the signing of a landmark dual-branded property in London’s vibrant Waterloo district. Set to open in Q4 2028, the development will feature voco London – Waterloo and Hotel Indigo & Suites London – Waterloo, adding more than 350 rooms to IHG’s growing UK portfolio. This project marks the first Hotel Indigo & Suites in Europe and demonstrates IHG’s commitment to delivering distinctive, premium guest experiences in central London.
IHG Hotels & Resorts, one of the world’s leading hospitality companies, is further expanding its presence in London with the announcement of a dual-branded hotel development in Waterloo. The new property—comprising 182-room voco London – Waterloo and 172-room Hotel Indigo & Suites London – Waterloo—is being developed in collaboration with long-standing partner Palm Holdings and is expected to open in late 2028.
This ambitious development will bring together two of IHG’s most celebrated brands. voco, part of IHG’s fast-growing premium portfolio, is known for its relaxed yet upscale hospitality style and individual charm. Hotel Indigo & Suites, debuting in Europe with this project, offers a boutique hotel experience tailored to the unique character of its neighborhood, appealing to lifestyle-oriented and experience-driven travelers.
Guests staying at either hotel will enjoy shared access to a suite of on-site amenities including restaurants, bars, cafés, a fitness center, and a business hub, designed to meet the needs of both leisure and business guests.
The property is centrally located across from the Imperial War Museum and a short walk from Waterloo Station, offering easy access to London’s most iconic landmarks such as the London Eye, Southbank Centre, and Houses of Parliament. Surrounded by cultural hotspots, green spaces, and an eclectic dining scene, the location enhances the appeal of both hotel brands.
Willemijn Geels, Vice President, Development, Europe at IHG, described the project as a “significant milestone” in the group’s UK strategy, combining two distinctive hotel experiences under one roof. With 363 hotels currently open and 33 in the pipeline across the UK and Ireland, the signing strengthens IHG’s commitment to long-term regional growth.
The property also puts sustainability at its core, targeting BREEAM Excellent certification. The building will incorporate Air Source Heat Pumps and Solar Panels, ensuring zero fossil fuel combustion on-site and reliance on renewable energy sources. A world-class team—including Studio Moren, HTS Structural Engineers, and Applied Energy MEP Consultants—has been appointed to bring the project to life.
Palm Holdings’ CEO Sheetal Kapoor and Managing Director Ricky Kapoor reaffirmed their confidence in IHG’s brand ecosystem and the strength of the London hospitality market. The development follows their recent collaboration on the Garner Hotel Haymarket Edinburgh.
As the voco brand grows with recent additions like voco Zeal Exeter Science Park and voco Lythe Hill Hotel & Spa, and Hotel Indigo continues to expand with properties in Clerkenwell and Leeds, this new dual-branded hotel underscores IHG’s agility and ambition in Europe’s most competitive markets.
