Sonesta marks $400M-plus reinvestment with renovations across managed portfolio

Sonesta International Hotels Corporation has completed a wave of major renovations across its managed portfolio, underscoring a continued focus on upgrading the guest experience and supporting long-term growth. The program represents an investment of over $400 million, with updates spanning full-service, resort, and extended-stay brands. Sonesta says the work reflects ongoing reinvestment in its managed estate and a push to align properties more closely with brand standards. The initiative also includes additional projects scheduled to continue through 2026.

Across the luxury and lifestyle tier, The Royal Sonesta has advanced large-scale updates at properties including The Benjamin Royal Sonesta New York and The Royal Sonesta Kaua’i Resort Lihue, alongside the opening of Royal Sonesta Capitol Hill following an adaptive reuse conversion of a former government building. Sonesta’s refresh strategy for these hotels has focused on guestroom, lobby, and food and beverage enhancements, paired with practical technology upgrades such as shower conversions, advanced bedside lighting controls, smart TVs, and improved Wi-Fi to meet modern expectations.

Within Sonesta Hotels & Resorts, the company highlighted the transformation of Sonesta Resort Hilton Head Island, which introduced kitchenettes in corner king rooms and added luxury specialty suites. The resort also completed a public-area renovation that upgraded meeting and event space, delivered four new food and beverage outlets, and added a new adult swimming pool, aiming to broaden appeal for both leisure travelers and group demand. Sonesta also pointed to other recently renovated hotels within the brand, including Sonesta Irvine, Sonesta Miami Airport, Sonesta White Plains Downtown, and Sonesta Los Angeles Airport LAX. Notably, White Plains, Hilton Head, and Los Angeles were each recognized with Stella Awards in October 2025 for outstanding renovations.

The company’s reinvestment has extended into extended-stay and select service categories as well, with broad upgrades across Sonesta ES Suites, Sonesta Simply Suites, and Sonesta Select hotels to meet updated brand standards. Sonesta says these renovations have emphasized guestroom comfort and functionality through improvements such as bedside charging, 55-inch televisions, new mattresses, and refreshed modern finishes. Public spaces have also evolved, including new The Focus co-working areas in many Sonesta ES Suites, improved breakfast layouts, and expanded grab-and-go markets designed for convenience and all-day use. Recently completed projects cited by the company include Sonesta ES Suites Toronto-Markham and Sonesta ES Suites Torrance Redondo Beach.

Looking ahead, Sonesta noted additional renovation work already in motion, including significant investments planned at The Royal Sonesta Hotel Boston and The Nautilus Sonesta Hotel Miami Beach, both scheduled for renovation in 2026. The portfolio-wide effort reflects a deliberate approach to brand alignment and market competitiveness, balancing high-touch design upgrades at flagship hotels with practical enhancements that improve day-to-day usability across extended-stay and select-service formats.
