Viceroy Park Avenue marks brand’s return to New York City
Viceroy Hotels & Residences has announced Viceroy Park Avenue NYC, marking the luxury hospitality brand’s anticipated return to New York City. Scheduled to welcome guests in December 2026, the hotel will be located at the corner of Park Avenue South and 29th Street in Manhattan’s NoMad neighbourhood. The project represents a flagship moment in Viceroy’s next phase of growth, combining design, dining, wellness and social programming in one urban destination. It also brings together Highgate, Tao Group Hospitality and BGO through a joint real estate venture.
The hotel’s location places it in one of Manhattan’s most dynamic hospitality and lifestyle districts. Set moments from Madison Square Park, Flatiron, Midtown and downtown Manhattan, Viceroy Park Avenue will give guests direct access to galleries, shopping, cultural institutions, restaurants and business districts. At the same time, the property is being positioned as a retreat above the city, with design and wellness spaces intended to create calm within the energy of New York.
The project is a significant strategic milestone for Viceroy. The brand is entering a new chapter focused on culturally connected hospitality, where hotels are shaped by discovery, creativity and a deeper relationship with their destinations. In New York, that approach will be expressed through local partnerships, design-led spaces and programming connected to the city’s makers, communities and cultural tastemakers.
Viceroy Park Avenue will feature 252 guestrooms and suites, designed by the internationally acclaimed Meyer Davis Studio. The accommodations are expected to rank among Manhattan’s more spacious luxury hotel offerings. Guestrooms will combine warm wood tones, textured stone, layered lighting and custom furnishings to create a more residential atmosphere above the city streets.
The hotel will include four presidential suites, giving the property a strong high-end accommodation offer. Three specialty penthouse suites on the 18th floor will range from 755 square feet to 2,100 square feet. A one-of-a-kind duplex suite will offer 2,000 square feet of living and entertaining space.
Among the most distinctive accommodations will be a 2,100-square-foot Wellness Penthouse. Designed in response to growing demand for in-room wellness and private recovery experiences, the suite will include a private infrared sauna, cold plunge, fitness equipment and recovery technology. It will also feature an indoor fireplace and an outdoor terrace, creating one of the hotel’s most elevated private guest experiences.
Food and beverage will be one of the defining pillars of the hotel. Viceroy has partnered with Tao Group Hospitality to lead the property’s restaurant and bar programming. The partnership is designed to bring a vibrant and sophisticated dining energy to the hotel, appealing to both international travellers and New Yorkers.
The hotel will include a signature ground-floor restaurant and café shaped around intimacy and refinement. At penthouse level, the property will feature a rooftop destination with an outdoor pool, pool bar, cocktail lounge and social spaces set against the New York City skyline. This rooftop element is expected to become one of the hotel’s most visible lifestyle features.
Events will also play a major role in the property’s positioning. Viceroy Park Avenue will offer more than 15,000 square feet of dynamic private event space. The hotel will include three dedicated event spaces designed for flexibility, allowing rooms to be used individually or combined for larger occasions.
This event platform will support weddings, corporate events, private celebrations and social gatherings. Food and beverage venues throughout the hotel will also serve as elevated event backdrops. Event groups will have the option to incorporate Tao Group Hospitality’s culinary programming, adding another layer of distinction to the hotel’s meetings and events offer.
Wellness is central to the hotel’s concept. Located on the third floor, the spa and fitness centre will be designed as a calming retreat from the pace of Manhattan. The wellness area will include four treatment rooms, a sauna, steam room, cold plunge and a state-of-the-art fitness centre.
The fitness centre will be equipped with Technogym equipment and advanced wellness technology. This gives the property a contemporary wellness offer that extends beyond traditional hotel fitness facilities. The combination of spa, recovery, fitness and in-room wellness reflects the changing expectations of luxury travellers in major urban markets.
The hotel enters the Manhattan market at a time when travellers increasingly expect luxury hotels to offer more than guestrooms and service. Design, dining, wellness, social life and cultural connection are now central to the guest experience. Viceroy Park Avenue is being developed around that broader lifestyle model.
For Viceroy, New York is also a powerful brand stage. The city remains one of the world’s most important hospitality markets, attracting international leisure travellers, business guests, cultural visitors and local residents seeking high-end experiences. The project also reflects Viceroy’s wider expansion strategy. The brand’s growing portfolio includes The Observatory Sun Valley, A Viceroy Resort, scheduled to open in Fall 2026 in Sun Valley, Idaho. Additional hotel and residential projects are planned in Playa del Carmen, Puerto Vallarta, Nashville, Austin, Fort Lauderdale, Clearwater Beach, Puerto Rico and the Hudson Valley.
Recent growth has also included the opening of Viceroy at Ombria Algarve in Portugal and Viceroy Residences Brickell. The brand has also entered a partnership with African Bush Camps involving three safari lodges in Botswana and Zambia. Together, these moves show Viceroy expanding across urban, resort, residential and experiential hospitality.
Highgate’s role in the project adds another layer of significance. The company is widely recognised as a major real estate investment and hospitality management platform, with a particularly strong position in New York City. Its involvement supports the operational and investment foundation behind the new Park Avenue hotel.
The collaboration with BGO and Tao Group Hospitality further positions the development as a major hospitality investment in Manhattan. The combination of real estate, luxury operations and destination dining expertise is central to the hotel’s planned identity. Rather than relying on accommodation alone, the project is designed around a broader urban hospitality ecosystem.
